BANK / FUNDER MONITORING
Specialised lender monitoring services to banks and other lending institutions to safeguard the interests of lending institutions throughout the development process.
The lender monitoring services primarily comprise:-
1. Initial Reporting
Preparing a detailed initial report that covers the critical aspects of the projects. The initial report addresses key project documentation / issues, including:-
- Bills of Quantities / Schedules of Rates: analysis of the projected costs and comment on any potential financial risks / opportunities.
- Building Contract: review of the terms and conditions of the building contract to ensure they align with the requirements of the lending institution.
- Performance Bond: assessment of the adequacy of performance bonds if deemed required.
- Provisional Sums / PC Sums: review of the extent and appropriateness of all Provisional Sum and PC Sum allowances.
2. Monthly Financial Reporting

Preparing monthly financial reports that address the following:-
- Value of Works Completed: reviewing all contractor valuations.
- Contract Variations: tracking all changes or variations in the project scope.
- Review of Programme: monitoring the project schedule and associated preliminary costs.
- Contract Claims: addressing any contractual claims or disputes.

REINSTATEMENT VALUATIONS
Providing a property reinstatement valuation which is the key assessment required to determine the cost of restoring a property to its original condition in the unfortunate event of total destruction.
Property reinstatement valuations involve visiting site and taking onsite measurement of floor areas. Following the site visit, the reinstatement valuation is calculated taking into consideration the site specific characteristics of the building.

BUILDING INFORMATION MODELLING (BIM)
Darmody & Partners have experience using Building Information Modelling in various sectors. We can assist clients on the use of the BIM model for design and also implement it as a powerful tool to effectively manage client requirements, especially time and cost management.
